Dubois Road Tract, Grant Parish, 300 Acres +/-

If you’re in the market for a premium property that offers multi-use potential and great hunting, then look closely at the Dubois Road Tract located just north of Colfax in Grant Parish, LA.

This 300-acre property has great duck and deer hunting, a 25-acre crawfish pond, a 50-acre natural duck hunting brake, and another 50-60-acre shallow water impoundment area that can be flooded or drained as needed for duck hunting. There’s also another 10-acre pond for duck hunting and plenty of alligators. There are approximately 60 acres of mature hardwood timber and 100 acres of pasture land that can be used for cattle, hay production, or converted to agriculture. The crawfish pond and shallow water impoundment are flooded by a water well that pumps approximately 1500–2000 gpm.

The camp located at the entrance to the property is a 30’ x 36’ well-insulated Quonset Hut style structure with 2-bedroom loft area, an open great room/kitchen, and a back porch overlooking the large duck impoundment. There’s also a 50’ x 105’ metal building/shop with the interior beginnings of a lodging area to expand the property’s lodging capacity.

The property is located a very short distance off Hwy 71 with community water and electricity at the property and natural gas accessible at the highway. There are two fiberglass deer box stands and two lean-to ladder stands on the property. The current owner is not a hunter, but claims numerous deer roam the property. For the duck hunter, there is a sunken blind and a floating blind, but much of the duck hunting is done by simply standing in heavy cover where the ducks are landing.
