The Chita Tract offers 5,079 acres of industrial investment timberland for sale.  This tract located in Trinity County, due north of Houston, TX, approximately 65 miles as shown on the attached maps.  It provides prime hunting & recreational value as well.  The property has approximately 2.75 miles of road frontage on Hwy 356 for easy access.  The tract contains appr. 2,749 acres of planted pine along with 352 acres of natural pine, and the 1,238 acres of Stream Management Zones.  An excellent road system meanders through the entire tract & allow for all weather logging.  Areas of pine saw log & pine pulpwood are ready for select thinning.  The tract is mostly improved loblolly pine with a site index of 65 ft. for shortleaf pine, according to the NRCS Soil Survey.  Shortleaf is native to this area, but is much slower growing than the improved loblolly pines.  Timber volumes should increase by a standard pine growth rate of 6% to 7% annually for this area.  Additional stand maps & volumes are available upon receipt of a signed confidentiality agreement.  The deer hunting in the Chita Tract is fantastic.  It was formerly considered the recreational headquarters for the Champion Timber Company, & demands a premium deer lease price.
